Guarantors
Who can be my guarantor?
A guarantor is someone over the age of 18 who takes joint financial responsibility for your tenancy and is liable to pay your rent if you are, for any reason, unable to pay an amount owed to true student. This is standard practice for accommodation, especially for students. You will need to name a guarantor when you make your booking if you select to pay your rent in instalments. This person will need be in full-time employment, a home owner and/or renting accommodation, UK based and sign a guarantor agreement. We will only contact your guarantor if there is a delay in payment or we have concerns over the terms of your tenancy agreement being followed.
Do I need a guarantor?
If you would like to pay in instalments, we do require a UK guarantor. If you are unable to provide a UK guarantor, then please get in touch with us via LiveChat below to discuss your options.
How does my guarantor complete their section of the booking process?

Please note, for your guarantor to be approved, they must provide us with valid ID and proof of address in the form of a utility bill dated within the past 3 months.
What is the “true booking guarantee” and cancellation policy?
There is a 7-day cooling off period for bookings made until 31st July, or 48 hours for bookings made on or after 31st July, after which the tenancy agreement is legally binding. This applies to all 23/24 contracts.
Once you have booked and the cooling off period has elapsed, you are bound into a legal license agreement which requires you to pay the rent for the full license period. If you wish to cancel your booking once 7-days (or 48-hours after the 31st of July) elapse, you will remain liable for the contractual obligations laid out in the Tenancy Agreement unless you can offer proof that you fit any of the following criteria:
- You fail to get the results to attend the City and University you selected
- Your VISA is declined
- You choose to move to another university city where we are yet to have true student accommodation
In some cases, we’re willing to cancel the booking if a replacement tenant is found who will take on the rent liability. This decision will be made by the management team at their discretion.
Will you contact my guarantor directly about my tenancy?
As you are in a tenancy agreement with us, we will use you as the first point of contact and contact you directly. We will only contact your guarantor if there is a delay in payment or we have concerns over the terms of your tenancy agreement being followed. If you have specifically given consent or stated otherwise, we will of course follow your preferences and provide your chosen person with the right information.
What if my guarantor doesn't or can't sign their agreement?
If your chosen guarantor would prefer not to sign the agreement or isn't eligible to act as your guarantor, we will ask you, as the tenant, to nominate somebody else. If you are unable to find another guarantor, we can assist you with making your payment in-full or by helping you find a third-party guarantor service.
Please note, your guarantor will need to complete their agreement within 2 weeks of you signing your contract. If they are unable to do so, we will contact you directly to discuss your options.
